"Does everything flood?" is the question I hear most. Here's the honest answer.
One of the biggest misunderstandings about looking in Tampa is that everything is in a flood zone. If we take a hurricane straight on, yes, South Tampa can be in danger, and I'll never pretend otherwise.
Flood-zone designations, elevation, and insurance considerations can change from one address to the next. It's not one blanket answer, so we check current official sources for each home before you make a decision.
