Military relocation to Tampa

Lived relocation experience. Local real estate guidance.

Moving to Tampa on PCS orders? I'll help you buy a home here.

I grew up in an Air Force family, my husband is a Marine, and I've lived the move-and-start-over part. I'll help you weigh commute, timing, and resale before you commit.

What changes when the move has a date

Orders give you a target. The house still needs a second look.

A PCS move gives you a deadline. It does not tell you which parts of Tampa fit your actual week, what you can see remotely, or which home will still make sense if your orders change.

I'll help you narrow the search around your commute, your timing, and the way you want to live here. When you find a house, I check the address-level details that change the cost and risk: flood zone, roof and A/C age, permits, HOA, and CDD.

If you have not talked to a lender or insurance professional yet, I can connect you with trusted professionals. My role is to keep the questions moving and give you a clear read on the house.

A PCS move, in order

A short runway still deserves a clear search.

You do not need to know Tampa before we talk. Start with your service, timeline, and what you need from the move.

01

Tell me what the orders say.

Share the timing you know, where you'll be working, and what matters in a normal week.

02

We narrow the right areas.

We compare location, commute, price, and resale tradeoffs before filling the calendar with tours.

03

I check the house, too.

I help you ask about the address, connect you with lenders and insurance professionals, and stay with the details through closing.

“We were moving from out of state and didn't even know where to start. From start to finish, Emily was fantastic. She reserved a three-day weekend to show us the whole area and was on top of every detail. We found the perfect home and she was there every step of the way.”

Why this lane is personal

My military connection is lived, not a title.

I grew up in an Air Force family, my husband Paul is a Marine, and Paul's brother served in the Army. I know what it feels like to build a life around a new set of orders, a new route to work, and a place that has to feel like home quickly.

That experience helps me listen for the part of the move that is not on the orders: how you want your week to work once you're here. I'll keep the search practical and the conversation honest.

Good questions to ask early

What military buyers usually want to know.

What happens next?

What you send comes directly to me. I read it and follow up at the phone number or email you left so we can talk about your move.

Do I have to know Tampa before we talk?

No. Tell me where you'll work, what your timeline looks like, and what you want close by. We'll look at the tradeoffs together.

What if my orders change?

Tell me what changed. We'll keep the search tied to what you know and adjust the questions before treating an early list as a final answer.

What if I have not talked to a lender?

Say so when we connect. I'll connect you with trusted professionals so you know what you're working with before you start looking seriously.

What do you check on a house?

I help you ask about the address-level flood zone, roof and A/C age, permits, HOA, and CDD, then connect you with the professionals who can answer lending and insurance questions.
