What working with me looks like
I'll help you figure out which parts of Tampa are worth your time, based on where you'll work, what you want close by, and what your budget actually buys in each of them.
When you find a house you like, I check the things that change what it costs to own: the flood zone for that address, the age of the roof and A/C, and whether permits match the work that's been done.
I'll connect you with lenders and insurance professionals so you can look at real numbers before you commit. And I'll tell you what I see. If a house has a problem, you'll hear it from me while you still have choices.
The order of things
You do not need a neighborhood name before we talk. Start with the service you need, your timing, and what you want your week to look like.
Tell me what you need, when you want to land, and roughly what you're working with.
We compare the Tampa areas that fit your real week, then focus on the houses worth seeing. If you cannot get here right away, we'll work around it.
I check the address, connect you with the right professionals, guide the offer, and stay with you through closing. The tour is only one part of the job.
“We were moving from out of state and didn't even know where to start. From start to finish, Emily was fantastic. She reserved a three-day weekend to show us the whole area and was on top of every detail. We found the perfect home and she was there every step of the way.”

About me
When my husband and I first moved to South Tampa, we lived in SoHo. Living in one pocket of the city taught me how much the day-to-day changes a few streets over, and how little of that shows up in a listing.
Now I help people who are where I was. I'll point out the tradeoff you're going to feel on a Tuesday and keep the search tied to the reason you're moving here in the first place. I'm not going to talk you into a house. If it's wrong, I'll say so.

Good questions to ask early
What you send comes directly to me. I read it and follow up at the phone number or email you left so we can talk about your move.
No. You do not need a neighborhood name to start. Tell me where you'll work, what your budget is, and what you want to be near. We'll look at the tradeoffs together.
That is a good time to talk because you still have room to shape the search. We can set the direction now and move at the pace your timeline needs.
Say so when we connect. I'll connect you with a few trusted professionals so you know what you're working with before we start looking at houses seriously.
Yes. Tell me what you can and cannot do in person, and we'll work around it.
